KBRA Assigns Preliminary Ratings to MSWF 2023-1

NEW YORK–(BUSINESS WIRE)–#KBRA–KBRA is pleased to announce the assignment of preliminary ratings to 36 classes of MSWF 2023-1, a $664.0 million CMBS conduit transaction collateralized by 30 commercial mortgage loans secured by 30 properties.

The collateral properties are located throughout 18 MSAs, of which the three largest are Houston (14.8%), Boston (9.9%), and Los Angeles (8.9%). The pool has exposure to all major property types, with four types representing more than 10.0% of the pool balance: industrial (31.1%), mixed-use (22.6%), office (19.7%), and lodging (10.9%). The loans have principal balances ranging from $1.3 million to $65.6 million for the largest loan in the pool, CX – 250 Water Street (9.9%), which is secured by a 479,004 sf Class-A office and lab building located in Cambridge, Massachusetts, approximately one mile northwest of the Boston CBD. The five largest loans, which also include Barbours Cut IOS (9.8%), SOMO Village (6.8%), Pacific Design Center (5.3%), and 100 & 150 South Wacker Drive (5.3%), represent 37.0% of the initial pool balance, while the top 10 loans represent 60.3%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts’ evaluation of the underlying collateral properties’ financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 10.1% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 42.5% less than third party appraisal values. The pool has an in-trust KLTV of 90.5% and an all-in KLTV of 91.6%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
